Our Vendors are Licensed and Insured. We pride ourselves on being able to provide our clients with information need to make knowledgeable decisions regarding their investment property. Our vendors arrive promptly and are affordable, but upon request we would be more than happy to provide you with up to three additional quotes. We 1099 all vendors per Tax code.
We provide our clients with separate owner accounts; this enables us to ensure that all funds are secure including the Security Deposit. Each month our owners can expect a financial packet. Please click the link below regarding additional information on on accounting.
Upon contract signings tenants are informed that their is an annual inspection, which we will call and post notice to remind. Our company provides proper walk thru's with the new tenant in which they are given a move in inspection to fill out and initial. This inspection insures that they understand the state of the house when it was given to them. Our company will also document the current status of the house by taking pictures of the unit, and storing in a flash-drive as well as a backup copy in our online cloud system.
Legal Notices & Collections
Our prepare and serve three day, 30 day, 60 day notices, in addition to change in terms of tenancy.
We aggressively pursue tenants with outstanding balances. First step always being to contact tenant, if no resolution appears to be in sight, we will post a three day pay or quit. (Basically, meaning you have three days to pay your rent.) If this still does not resolve the issue we will then file an unlawful detainer, start the eviction process, and if need be take the tenant to small claims court to secure the funds from back rent or any potential damage to unit.

Stay current on rental market conditions. We do not discriminate. We select the best tenant possible for our owner/property available.
Pride ourselves on advertising on as many avenues as possible, we will list your unit on our website, our social media platforms which include facebook and instagram. Your unit will also be featured on websites like Zillow, Hotpads, Trulia, Realtor, Rentals, and Apartments, plus many more.
We select our tenants thru a careful screening process with the California Association of Realtor
Arnold Real Estate uses California Zip-forms, which are up to date with all current tenant landlord laws.
